Townhouse condos on the horizon

A notice was posted on May 1 for a new condominium development at 7582 County Road 9 in Creemore.

On behalf of the landowners, Innovative Planning Solutions has applied for an amendment to the Township of Clearview’s Official Plan and Zoning Bylaw to eventually allow for condominium townhouses.

A conceptual site plan shows 34 two-storey standard townhouse units; 48 three-storey standard townhouse units; 34 three-storey back-to-back townhouse units; in addition to eight single detached units outside of the condo area.

The purpose of the application is to change the property’s land use designation from future development to residential, and rezone portions of the lands from development area to residential multiple low density and multiple medium density exception zones, along with recreational lands.

Other features of the proposed condominium townhouse development include a private condominium road network, a private amenity area with an underground stormwater management tank, and 232 parking spaces, including 17 on-street visitor spaces and seven barrier-free on-street visitor spaces.

The property is owned by a numbered company, 2826878 Ontario Inc. – a Mississauga based company with officers listed as Greg Parsons and David Ciekiewicz.

The subject lands are occupied by a stone house that is set back from the road, two storage sheds and a barn. The Jardine homestead was also recognizable for the large boat that was built by Donald ‘Doc’ Jardine. It was moved by his son Todd Jardine in 2021, after the sale of the property. Doc died in 2003 but left his mark on Creemore as the developer of Jardine subdivision at the top of town. It was after the death of his wife Laura in 2020 that the house was sold.

The irregular shaped six-hectare property on County Road 9 has frontage on both Collingwood Street and Fairgrounds Road South.

The proposed amendments will be the topic of a public meeting at town hall this month. The May 27 public meeting begins at 5:30 p.m., at the Township of Clearview Administration Centre, located at 217 Gideon St., in Stayner.

A post on the Creemore Caremongering Facebook page has already garnered a fair amount of opposition.
