57-unit Creemore development proposed
A public meeting was held May 10 to hear a proposal for a draft plan of subdivision and zoning bylaw amendment related to a 57-unit development in Creemore.
Planner Kristine Loft presented the proposal for a subdivision on behalf of clients Martin and Linda Zeng during a meeting of Clearview Township council.
The development would occur on two separate properties located at 101 Edward St. East and 111 George St. in Creemore
The Zengs are hoping to build seven single detached dwellings on the George Street parcel and 20 single detached dwellings on the Edward St. East parcel, with provision for another 30 townhouse units in the future.
The rezoning proposal is for low and medium density residential to allow for the future development of the townhouse units in six development blocks.
Councillor Thom Paterson noted that the proposal is sensitive because the lands are identified as being within the regulatory floodline of the Mad River and the limited sewage treatment capacity.
Nick Millington, with Tatham Engineering, said parties have been wroking on flood plain assessment in preparation for the submission since 2018 and that a flood study has been approved by the Nottawasaga Valley Conservation Authority.
The development is contingent on getting sewage to the treatment plant and capacity availability. A pumping station located in the southeast corner of the site is being proposed to get the sewage to the treatment plant and the project would not be allowed to proceed until there are adequate municipal services, and a subdivision agreement has been entered into with the township.
The purpose of the public meeting was to hear comments from local residents prior to a council decision.
Three comments were received. The neighbouring auto repair centre, AutoSolve, commented that it is hoped that the addition of residential homes would not impact its operations and possible future expansion. Alliance Heritage Village commented about the lack of servicing, and resident Yury Prakapenka shared concerns about the pumping station and stormwater management pond.
