Alliance Homes cleared for servicing

Council has approved a pre-servicing agreement for Alliance Homes’ Hometown Creemore development.

The agreement allows for a portion of the works to be constructed prior to final approval and registration of the plan of subdivision for the first phase, 15 single detached dwellings, a four-plex and a six-plex, for a total of 25 units.

The pre-servicing agreement is to permit the construction of the sanitary sewers, storm sewers, watermain and road work within Mary Street this fall, in addition to work on the subject lands.

“There would be significant time savings as well as financial savings by allowing the pre-servicing agreement and therefore construction of public works on Mary Street this fall,” reported planner Rossalyn Workman. “Work in the spring can be delayed by the high water table within the township and can be particularly problematic in Creemore. Waiting until spring for construction of these works would mean dewatering of the site, which can be costly and a further delay in housing construction.”

She said the owner acknowledges that by proceeding, they do so entirely at their sole and absolute risk; that the allocations for water and sewer are not given until final approval; that securities are required for all external works; and that insurance requirements be met for doing external works.

There will be some road closures associated with the work.
